3. Smoobu — the value pick for 1-5 listings

Smoobu is German-built, lightweight, with a free tier for 1 listing. You only pay for the channel manager. Great for hosts with 1-5 apartments who don't need complex automations. The UI is the most friendly of the three.

Cost: €23.20/month flat for unlimited listings on the Professional plan. No setup fee.

When: you're a solo host with 1-5 properties and want a simple setup without manual payments.

4. Guesty — enterprise scale

Guesty is the most expensive but also the most customizable. Built for agencies and operators with 50+ properties. It has a mobile app, owner portal, accounting integrations (Xero, QuickBooks), and a marketplace with 200+ integrations.

Cost: from $40/listing/month — pricing is enterprise sales (custom quote).

When: you run a property management agency, not a solo Airbnb portfolio.

5. How to choose
